A water heater fails in one of three ways: it stops making hot water, it starts making noise, or it starts making a puddle. The third one is the emergency. The other two are a conversation about whether a $400 repair buys you three more years or three more months, and that conversation is worth having honestly, because a lot of the industry does not have it.

Repair or replace?
Age decides most of it. Under eight years with a bad element or thermostat is worth repairing. Over twelve with rust in the hot water is not, and we will say so rather than sell you a repair we know is temporary. Between those, it depends on what failed — we will show you the tank and explain what we are looking at.
How fast can you replace one?
Most tank replacements happen the same day if you call before about two in the afternoon, because we stock the common sizes on the van. Tankless conversions need a day or two — there is usually gas line and venting work, and the permit has to be pulled.
Is tankless worth it?
For a household that runs out of hot water regularly, yes. For a two-person house that never does, the payback period is long enough that we usually talk people out of it. The install costs more because it is more work, not because the unit is exotic.
Do I need a permit?
Yes, for a replacement in both Mecklenburg and York County. We pull it and meet the inspector. A plumber who offers to skip the permit is offering to leave you with an uninspected gas appliance and a problem at closing.
