How our pricing actually works

Flat-rate, in writing, before anything starts — and no premium for nights or weekends. Here is the whole sequence, and the reasoning behind each part of it.

Tell us what's wrong
Call, text, or send the form. We ask enough questions on the phone to bring the right parts on the first trip.

We diagnose on site
A licensed plumber looks at the actual problem. Diagnosis is free on scheduled work and $0 if you hire us on an emergency call.

You get a flat-rate number
In writing, before anything is opened up. Not an hourly meter, not a range — the price for the job, itemised.

You decide, then we work
If you say no, you owe nothing and we leave. If you say yes, the number you approved is the number you pay, even if the job runs long.

The after-hours thing, said plainly

Most plumbing companies charge a premium for nights, weekends and holidays. It is defensible — somebody is getting out of bed. We have chosen not to, for a simple reason: the moment you need a plumber most is the moment you are least able to shop around, and charging more precisely then is a bad way to earn a customer who will call again.

So the rate is the rate. The only thing that changes after hours is how quickly we can get to the far edges of the service area.

What is included in every price

One year on workmanship

Every repair we make is warranted for a full year. If the thing we fixed fails again in that window, we come back and there is no second invoice.

Manufacturer warranty on installs

New water heaters, softeners and fixtures carry the manufacturer's warranty, and we register it for you. Our labour guarantee sits on top of it.

The quoted number is the number

If the job takes longer than we estimated, that is our misjudgement and our cost. The only time a price changes is if you approve additional work in writing.

We leave it clean

Shoe covers, drop cloths, and the space cleaner than we found it. If we cut drywall, we cut it straight and patch it ready for paint.

Pricing questions

Why do you not publish prices?
Because we would be guessing, and a number on a website that does not survive contact with your actual house is worse than no number. We measured nine plumbing companies across this market and not one of them publishes a rate either — what separates the good ones is how fast and how firmly they give you a real number once they have seen the job.
What does the visit cost if I do not hire you?
For scheduled work, nothing — the quote is free. For an emergency call-out, there is a diagnostic fee that we tell you on the phone before we come, and it is waived entirely if you go ahead with the repair.
Flat-rate or hourly?
Flat-rate, always. Hourly billing means you carry the risk of a job running long, and it means a slow plumber earns more than a fast one. The price we quote is for the job.
What if you find something worse once you open it up?
We stop and show you. Anything beyond the quoted scope gets its own written number that you approve separately, or we put it back and you owe the original quote. We do not discover expensive surprises mid-job and present them as a fait accompli.
Do you charge more at night or on weekends?
No. This is the one place we differ sharply from most of the market — an after-hours premium is close to standard in this trade and we do not charge one. 2am on a Sunday is the same flat rate as 10am on a Tuesday.
Do you offer financing?
For large jobs — repipes, sewer line replacement, tankless conversions — yes, through a third-party lender, subject to credit approval. For a $300 repair it is not worth the paperwork and we will say so.
